Should you pay for the repairs after home inspection?


 Home inspection would be one of the last hurdles faced by a home buyer and seller before a property is sold off. Through this inspection one can identify the flaws, if any, before buying the property. But the question of who should bear the expenses of making those repairs, identified after home inspection, remains unanswered. Various factors influence the decision of who should bear the repair expenses and here are some of the key ones: 

  1. Offer contract The buyer and seller of a property come together on the basis of certain contingencies which are mutually agreed upon, and is mentioned in the contract. There would be a contingency which states that either of the two parties can walk away from the sale due to certain instances.
  2. Type of repairs The seller must reasonably know all the repairs that must be covered before putting up the property in the market. In certain instances when the buyer doesn't want to end up losing the property, he might agree to bear the expenses. The same happens in the case of a seller too. But a mutual decision is made by both the parties wherein charges are not too high for them.
  3. Laws in your State The laws prevailing in the state influences the decision on who must bear the expenses of repairs. Seller-funded repairs would have non-negotiable as per the rules regarding the same.
