The carpet area represents the area enclosed within the walls of the unit. The carpet area represents the actual usable area of the unit. The carpet area got its importance after the implementation of RERA (Real Estate Regulation and Development Act). After the implementation of RERA, the developers need to sell their properties based on the carpet area.

The carpet area includes areas of the bedroom, kitchen, hall, washrooms etc whereas it doesn’t include areas of the common spaces, wall thickness, shaft area and verandah.
The homebuyer should be known the carpet area of the property before making an investment in. Never get confused carpet area with the super built-up area. Generally, the carpet area corresponds to 60-80 per cent of the super built-up area of the property.
